Stair carries and view lots in Cragmont

Cragmont sits high in North Berkeley, around Cragmont Rock Park and the streets that switch back below Grizzly Peak Boulevard. Houses range from shingled cottages to post-war hillside homes cantilevered over their own lots, and many look straight across the bay to the Golden Gate. The 1923 fire tore through the North Berkeley blocks just to the south, and the hills have treated fire as a serious matter ever since.

Access is the first thing we plan. Many Cragmont lots drop away from the street, and the only route into the garden is a flight of steps or one of the public paths that link the hill streets. We price that carry honestly. On most jobs everything is precut in our shop into pieces two people can handle, and the heater and stones go down last.

Foundations on these slopes need an engineer more often than not. A platform on concrete piers with lateral bracing handles most sites and gives you a level deck to cool off on between rounds. The Hayward Fault runs along the foot of the hill and slide-prone soils are mapped in parts of the upper city, so we design for both. We recommend electric heat for nearly every site up here, since the area sits inside Berkeley's hillside fire zones and the state's Very High Fire Hazard Severity Zone, and the rules for vents, roofing and clearances follow from that.

View lots invite glass. A full-height glass front facing the bay is one of the best things you can do with a sauna here, but glazing sheds heat fast, so the heater gets sized up and the rest of the envelope is insulated hard. Our custom sauna builds on hillside decks usually pair one glass wall with solid cedar on the other three and a tempered door rated for the temperature. Summer fog rolling through the Gate chills the deck quickly, which makes the swing from hot room to cool air sharper than in a warmer town.

Parking is scarce on the narrow switchback streets, and we give neighbors notice before a delivery. Building permits go through the City of Berkeley, and the fire department's hillside vegetation rules shape where the structure can sit, so we walk the lot with those in mind before drawing a plan. Expect a hillside build to take longer than a flat one, mostly because of the carry and the engineering.

Frequently Asked Questions

Can I have a sauna in my backyard?

In most of Berkeley, yes. Setbacks, lot coverage and height limits set where it can go, and in the hills the fire zone rules shape the construction. A structure close to a property line may need fire-rated walls. Even a small barrel that needs no building permit still needs an electrical permit. We check your parcel before proposing a spot.

Can I install a sauna without a permit?

Some plug-in infrared units need nothing beyond a suitable outlet. A hardwired heater always needs an electrical permit, and most rooms or outdoor structures need a building permit as well. Skipping it risks a stop work order, an insurance problem after a fire, and trouble at resale. We pull the permits as part of every job.

How do I choose the right sauna for a small backyard?

Start with the space you can spare and the power you have. A four-foot barrel or a compact cube fits many Berkeley flatland yards and can sit on a gravel pad. Check setbacks first, then think about who will use it, how many at once, and whether you want steam or the gentler heat of infrared. We sketch two or three options for the actual yard.
