Two terrains and a fault line in El Cerrito

El Cerrito is a separate city in Contra Costa County, with its own building division and fire department. It splits into two kinds of ground. The flats near San Pablo Avenue and the Ohlone Greenway are filled with small 1930s and 1940s houses on regular lots, and the hills above Arlington Boulevard hold mid-century modern and ranch homes on steep sites with long views over the bay.

The Hayward Fault runs through the El Cerrito hills, and the state has mapped a fault zone along it. Where a parcel falls inside that zone, buildings meant for regular occupancy face extra study, though a small accessory structure is often treated differently. We check the maps early and design foundations for strong shaking either way, with hold-downs and bolted connections.

Mid-century houses offer an opening. Many have low-pitch roofs, big glass walls and open plans, and a sauna that follows that style looks better beside them than a rustic cabin would. Our custom sauna work here often uses clear vertical-grain cedar or thermo-aspen, flush trim, black hardware and a single horizontal window lined up with the house. Hemlock suits an owner who wants a pale interior without the cost of clear cedar.

In the hills, fire rules apply. Much of upper El Cerrito is mapped as high or very high fire hazard near the Hillside Natural Area and Wildcat Canyon, so we plan electric heat and ember-resistant construction. The flats carry fewer restrictions, and a garden there often has room for a sauna and a cedar tub together, one of the pairings we are asked for most.

Permits come from the City of El Cerrito. Many hillside streets are narrow with steep driveways, so we plan deliveries around them and use smaller trucks. The weather is close to Berkeley's, with fog on the lower slopes in summer and more sun higher up, which is worth considering when you decide which way a glass door should face. Flatland houses near the Plaza often have detached garages much like Berkeley's, and those convert well into a small hot room with a changing area. Up the hill, the space under a cantilevered deck can sometimes take a compact room, provided the engineer agrees and the fire department is comfortable with the vents and cladding. Timelines here track Berkeley's closely, with permit review the part most likely to stretch.
