What an Elmwood sauna project usually looks like

Elmwood grew up along the College Avenue streetcar line in the 1900s and 1910s, and most of its houses still show that era: brown shingle, Colonial Revival and Craftsman homes on lots that are narrow at the street and run back to a detached garage. Because many of these houses sit on a raised floor with a crawlspace below, the basement room people picture usually ends up somewhere else, such as a back porch enclosed decades ago, two closets knocked together, or that old garage at the end of the driveway.

The garage is often the best bet. Many were sized for cars of the 1920s, so they are too short and narrow for anything modern, and they already stand where a sauna wants to be, close to the house but out of the way. We check the slab and the framing, add a new footing where the sill has rotted, then insulate and line the space as one of our indoor saunas, with a changing area in what is left of the bay. Converting an accessory building needs a City of Berkeley permit, and the Permit Service Center will want electrical plans along with the building drawings.

Power is the constraint we hit most. Elmwood owners were early to heat pumps, induction cooking and EV chargers, and the original 100-amp panel can be full before a heater is even discussed. A load calculation on the first visit shows whether a 6kW stove fits, whether a smart panel or a load-shedding device would free up room, or whether a service upgrade with PG&E is the realistic route. That last option takes weeks, so we like to find out early.

This is also a neighborhood where people care how things look from the sidewalk. Some houses here are designated city landmarks, and exterior changes on those go before the Landmarks Preservation Commission. On unlisted houses we still match shingle exposure and trim profiles so a new structure looks as if it was always there. When the brief is unusual, a long thin lot or a room that doubles as a guest space, we begin with custom sauna design and draw the whole thing before anyone orders cedar.

Winters in Elmwood are mild and wet, and summer fog spilling over from the bay keeps evenings cool into July. A short walk across the garden to a hot room is pleasant most of the year, which is why so many owners here pick the garage over a spare bedroom.
